Property Index (PropertyIndex) connects your AI assistant to the registered Dubai property market. It is approved by the Dubai Land Department under the REES Initiative, and every figure traces back to a registered DLD sale or an Ejari rental contract. There are no listings and no scraped data.
**Why the data is different**
The most accurate property prices in Dubai are the transaction prices the DLD recorded, not the asking prices on listings. Property Index gives your assistant those confirmed outcomes: what each home actually sold or rented for, with its size, date and price per square foot. Asking versus achieved becomes a question the assistant can answer for any community, and the market value of a property comes from comparable sales rather than from an estimate.

**How it connects**
- Claude: install the official Property Index connector from the Claude directory.
- ChatGPT: install the official Property Index app from the ChatGPT apps directory.
- Claude Code, Cursor and any other MCP client: add the server URL https://www.propertyindex.ae/api/mcp and sign in.
Sign-in uses OAuth 2.1. Every tool is read-only. No database, credentials or personal data reach the AI app, and you can revoke access by removing the connector.
**Tools exposed**
search, fetch, get_project, get_projects, get_market_index, propertyindex_catalog and propertyindex_query. The catalog tool tells the assistant what is queryable, and the query tool runs bounded, read-only queries against the registered records.
**Who uses it**
Property Index helps investors make informed independent decisions. Investors, brokers, analysts, valuers and developers use it to reach an independent judgment on a price, with a conviction they can explain from the registered evidence. Teams building internal research assistants connect it to Claude Code or Cursor.
**Pricing**
Any Property Index account can connect. Free accounts receive evidence coverage and public fields. PIX Pro, AED 500 per month, unlocks complete values, recent DLD and Ejari records, PIX analytics and the full query engine, with the connector included at no extra cost. Teams plans start at two seats. Scheduled jobs and backend integrations use the PIX API, a REST API licensed separately.
